Roofing in Goodyear.

Palm Valley and Estrella roofs have different exposure and repair histories. Assess the individual tile assembly and outlets before deciding on underlayment work, replacement or commercial SPF.

The roofing decision

Keep a subdivision’s age separate from your roof’s condition.

Growth-era neighborhoods in Goodyear can contain original roofs, partial relays and full replacements on the same street. Ask what the inspection establishes about your assembly. On foothill properties, add roof discharge and lot access to the plan; on commercial buildings, include equipment and operating-area coordination.

Discuss your Goodyear roof
  1. Compare findings under the tile

Document underlayment and flashings where roof planes meet and where equipment penetrates the assembly. Ask how tile reuse and replacement pieces are handled if relaying is proposed. A subdivision’s construction period helps frame the inspection without deciding its outcome.

  2. Define the commercial system before comparing coatings

Airport-area and industrial buildings may have different existing roof systems. Confirm the installed material and whether the proposed work fits the offered services. Any SPF or coating scope needs substrate suitability, moisture assessment and equipment-access details.

Conditions

Roof exposure in Goodyear.

  • Lower and hotter

At 968 feet, Goodyear is lower than downtown Phoenix and sits on the open western floor of the valley. Summer heat and sun are severe. Underlayment beneath tile dries and becomes brittle; plan for it on older roofs.

  • Estrella foothills runoff

The southern part of the city rises into the Estrella Mountains, and washes carry storm runoff from them. On hillside lots, roof water should discharge where it will not erode the slope or flow toward the foundation.

  • Dust from the open west

Open desert, farmland and construction around the city give monsoon outflow plenty of dust. It fills tile valleys and gutters. Clear them after the season, before winter rains arrive.

  • Check the current edition

Goodyear’s adopted codes page lists 2018 editions effective November 27, 2019. Nearby cities have since adopted 2024 editions, so confirm the current one with Building Safety before choosing the roof assembly.

Company town to suburb

Goodyear Tire and Rubber bought 16,000 acres here in 1917 to grow cotton for tire cords. When the town incorporated in 1946 it had 151 homes and 250 apartments. Little of that early housing remains, and what does needs its layers and deck checked before anything else.

Built mostly after 1990

Most of Goodyear’s construction and growth came after 1990, in master-planned communities such as Palm Valley and Estrella. That means large areas of concrete tile roofs from the 1990s and 2000s, where the current underlayment and flashing condition needs assessment before deciding on replacement.

Airport and industrial roofs

Phoenix Goodyear Airport and the industrial parks along the freeway carry hangars, warehouses and data and distribution buildings. Large low-slope and metal roofs dominate there. Drainage, seams and penetrations are the maintenance priorities.

Local building patterns help guide an inspection. Your roof’s actual condition, materials and repair history determine the recommendation.

Compare the same work

Before you approve a Goodyear roofing estimate.

Use these points to make the proposed work specific to your property.

  • State what prior roof work is known and which underlying details were assessed.
  • Identify roof outlets and discharge routes on sloping or foothill lots.
  • For commercial work, name the existing system and the limits of the proposed scope.

Check the local approval route

Ask City of Goodyear Building Safety Division which requirements apply to the parcel and proposed work. If another authority or an association also reviews the project, establish that before ordering materials.

Code and permits

Roofing codes and permits in Goodyear.

Confirm the requirements for the building and proposed roof assembly. The links below go directly to the relevant authorities.

Goodyear’s adopted code

Goodyear’s currently adopted codes page lists the 2018 International Building, Residential, Energy Conservation and related codes and the 2017 National Electrical Code, effective November 27, 2019, with local amendments. Confirm with the Building Safety Division that this is still the edition in force.

Climate zone 2B

Maricopa County is in IECC climate zone 2B, hot and dry. Arizona has no statewide energy code like California’s Title 24: the energy rules for a roof are the ones in the IECC edition the city has adopted, applied in that zone. Building type and roof slope still decide which of them apply to a given project.

Wind

Maricopa County publishes no special wind region list, so there is no county figure to quote for Goodyear; the design wind speed comes from the ASCE 7 maps for the individual site. Look the address up and confirm the figure with the building department. Wind load rises with the square of the speed, so a few miles an hour changes what the fastenings, the perimeter and the edge metal have to carry.

Who issues the permit

City of Goodyear Building Safety Division is the local authority for roofing permits. Establish the permit and inspection requirements for your project before work begins. Our Arizona license is ROC 367833.

Code editions and dates here are as each city published them. They explain what applies; they are not a site-specific design calculation. Confirm the governing edition and design criteria with the building department.

Before you plan the work

Roofing questions in Goodyear.

Should a Goodyear subdivision’s age determine reroof timing?

Use it as background, then inspect the individual roof. Prior relays, repair quality and material condition can differ. The recommendation should explain what the underlayment, flashings and decking show rather than using the neighborhood’s age alone.

What should be included for an Estrella foothill property?

Include roof outlets, discharge routes and the practical delivery and removal arrangements for the lot. Distinguish hillside runoff from roof water entry. The assembly and actual site conditions should determine the work.

What should a Goodyear tile-underlayment proposal say about retained tile?

Explain suitability for reuse, handling, broken-piece replacement and any profile or color requirements. Include new flashings and deck assessment. Retaining a visible covering still requires a complete plan for the assembly underneath.

Can every Goodyear industrial roof receive SPF or recoating?

No. Suitability depends on the existing system, substrate, moisture and project requirements. Identify those conditions first and confirm the proposed service. A building’s industrial use does not establish coating compatibility.
