Roofing in Gilbert.

Tile subdivisions and roofs carrying solar need a coordinated plan. Inspect the assembly, establish which equipment must move and define the flashing work before scheduling replacement.

The roofing decision

Settle the roof scope before moving the solar.

A Gilbert reroof involving solar has two related scopes: the roof work and the panel work. The inspection should establish what the roof needs first, then identify which mounts or equipment affect access. Clear responsibilities matter whether the underlying roof is tile or shingle.

Discuss your Gilbert roof
  1. Put panel coordination in writing

Identify who removes and reinstalls equipment, handles electrical work and details the roof penetrations. Establish the sequence before installation starts. Ask which parts of the roof can be inspected before removal and how findings beneath equipment will be approved.

  2. Separate shingle condition from tile condition

On a shingle home, assess the covering and flashing as an assembly. On tile, establish the hidden underlayment condition and the potential for tile reuse. Matching houses or similar installation dates do not make the two scopes interchangeable.

The Heritage District

Gilbert grew around a rail line built in 1902 and was a farming town for decades, known for shipping hay. The Heritage District downtown holds the old center, with older commercial buildings and some of the town’s earliest houses. Low-slope roofs and older re-roofs are common there and need a check of what lies underneath.

A fast-growth town

Between 2000 and 2010, Gilbert was the fastest-growing incorporated place among U.S. populations over 100,000, growing 90 percent. Large tracts of concrete tile roofs date from those years. Twenty-year-old underlayment, pipe boots and valley metal are where these roofs start to leak.

Shingle and solar

Some subdivisions use asphalt shingles, and many roofs carry rooftop solar. Shingles in this heat lose granules and curl sooner than in milder climates. Solar mounts need flashing that will outlive the panels, and a re-roof under solar requires planning for removal and reinstall.

Local building patterns help guide an inspection. Your roof’s actual condition, materials and repair history determine the recommendation.

Conditions

Roof exposure in Gilbert.

  • Irrigated suburbs, hot sun

Gilbert has large irrigated parks and yards, but summer is still a valley summer. Roof materials take the same heat and UV whether the yard is green or not. Plan underlayment replacement on older tile roofs before leaks appear.

  • Storms and broken tile

Monsoon gusts can lift and crack tile at edges and ridges, and later trades walking on tile break more. Water then works under through the gaps. A walk-through for cracked or slipped tile each year costs little.

  • Flood-irrigated lots

Some older neighborhoods still use flood irrigation. Combined with roof runoff, that water can sit against stucco and foundations. Make sure downspouts and grading carry roof water away from the house.

  • A town with its own code

As a town, Gilbert adopts and amends its own building codes. Its plan review page lists the 2018 International Building Code and 2017 National Electrical Code, effective January 1, 2020. Confirm the current edition with Development Services before a permit.

Compare the same work

Before you approve a Gilbert roofing estimate.

Use these points to make the proposed work specific to your property.

  • Name the parties responsible for panel removal, electrical work and reinstallation where needed.
  • Describe mount and penetration flashing included in the roof scope.
  • Record inspection limits beneath equipment and the approval process for later findings.

Check the local approval route

Ask Town of Gilbert Development Services which requirements apply to the parcel and proposed work. If another authority or an association also reviews the project, establish that before ordering materials.

Gilbert’s adopted code

Gilbert’s plan review pages list the 2018 International Building Code and the 2017 National Electrical Code, with town amendments, effective January 1, 2020. Neighboring cities have since moved to 2024 editions, so confirm the edition in force with Development Services before the roof assembly is specified.

Climate zone 2B

Maricopa County is in IECC climate zone 2B, hot and dry. Arizona has no statewide energy code like California’s Title 24: the energy rules for a roof are the ones in the IECC edition the city has adopted, applied in that zone. Building type and roof slope still decide which of them apply to a given project.

Wind

Maricopa County publishes no special wind region list, so there is no county figure to quote for Gilbert; the design wind speed comes from the ASCE 7 maps for the individual site. Look the address up and confirm the figure with the building department. Wind load rises with the square of the speed, so a few miles an hour changes what the fastenings, the perimeter and the edge metal have to carry.

Before you plan the work

Roofing questions in Gilbert.

Who handles solar panels during a Gilbert roof replacement?

The plan should name the responsible solar or equipment professional and the roofer’s scope. Confirm removal, electrical work, reinstallation and roof flashing responsibilities before scheduling. Do not assume panel work is included in a roofing price.

Can a roof beneath solar be fully assessed before panels move?

Access may limit what can be inspected. Ask the roofer to document those limits and explain how concealed findings will be priced and approved after equipment removal. The initial proposal should state what it assumes about those areas.

Do tile and shingle roofs in Gilbert need the same replacement scope?

No. Tile work may include lifting and reusing suitable pieces while replacing underlayment. Shingle replacement addresses another assembly. Both need condition and flashing assessment, but materials, handling and retained components differ.

What should be inspected on an older Heritage District roof?

Identify earlier coverings, accessible decking and roof-to-wall connections, especially on low-slope commercial buildings. Confirm the property’s applicable requirements before specifying visible changes. An older location alone does not establish the condition or designation of an individual building.
